Planning director Laura Patton presented the proposed amendments to Ordinance 7‑65, explaining that the changes focus on carport placement, new landscaping standards for commercial/industrial and larger multi‑family projects, and renaming certain residential zones to emphasize density rather than a list of permitted uses.
Patton said the landscaping rules apply only to new construction and commercial/industrial developments; single‑family yards are not subject to the new landscaping mandates. On carports, Patton explained the ordinance allows carports closer to the front of the lot (an eight‑foot front setback from the utility easement rather than the previous 25‑foot starting point for a carport) while retaining the 25‑foot setback requirement for the house itself. She said the change recognizes local hail exposure and homeowner requests for protected parking.
Councilmember Davis moved approval of Ordinance 7‑65 on first reading and Councilmember Schubert seconded; council approved the first reading by unanimous roll call. The ordinance will return for subsequent readings and final adoption as required by city code.
