At its July 22 meeting the Village of Suttons Bay Planning Commission set several Master Plan items as its 2026 priorities, emphasizing housing availability, walkability and waterfront protections. Commissioners approved moving mapping of priority development areas for workforce/attainable housing and pre-permitting selected sites into the top-priority list. Sara said "some of the low hanging fruit has been completed," and the commission directed staff to continue work on low-impact design and to prepare a housing map identifying vacant lots and current development.
The commission also placed building-design standards to encourage pedestrian activity and assessment of waterfront and shoreline development standards among high priorities, noting the need to protect public access and views of Suttons Bay. Commissioners discussed a range of policy tools referenced in the Master Plan update, including ADU and PUD language, overlay districts for development areas, and definitions to distinguish long-term rental from workforce housing. Debbie asked that dormitory or boarding-room housing be considered under defined conditions to address seasonal workforce needs. Staff and commissioners did not adopt ordinance text at this meeting; rather, they identified topics for targeted follow-up work.
