The County Conversations podcast highlighted a statistic from the county's hurricane guide that more than 20% of flood claims arise from properties outside designated high-risk flood zones. The program's guest, Kelly Wilson, Deputy Director of the Emergency Operations Center, agreed that many Florida residents face flood risk even if their mortgage does not require insurance.
Wilson urged residents to review homeowners policies and consider flood insurance because standard homeowners policies do not cover rising water. She warned that flood-insurance policies typically have a 30-day waiting period before they take effect and advised securing coverage well before an anticipated storm. "Go ahead and check into those flood insurance policies even if you're not required to have them," she said.
The hosts and guest used a recent localized rain event as an example: Wilson said a storm cell dropped seven inches of rain in about two hours in an older neighborhood, producing interior flooding in some homes. The guide and the episode together aim to prompt residents to reassess insurance and mitigation steps ahead of hurricane season.
