Staff presented a specific‑use permit for industrial manufacturing/fabrication with outdoor storage at 4293 South Robinson Drive and recommended approval with conditions to ensure outdoor parking/storage areas are brought into compliance. Staff noted the site includes a 28,819 sq. ft. warehouse and that the applicant must limit outdoor storage to 20% of the site and submit a site‑development plan for any grassed storage areas that must be improved and constructed within one year of council approval.
Applicant Ryan Merritt (speaker 6) told council the company is an enclosed trailer manufacturer with a goal of moving product offsite quickly and not operating as a retail dealership. Council asked about hours, noise mitigation and interior location of cut saws; the applicant said manufacturing should be complete by 4 p.m., welding and cutting are inside the building and the layout reduces noise impacts. Council moved, and approved Ordinance 2026‑012 with the one‑year improvement condition.
