Planning staff presented the preliminary plat for the Clyde Kidd Estate redivision (Lots 2R1–2R4 off Old Niles Ferry Road), describing four lots with three to be served by a common driveway easement and one lot with road frontage.
Doug (staff) listed outstanding items required before final plat approval: developer notice, utility information and any SWPPP coverage, a pre-construction meeting and construction of improvements (including common driveway, drainage and utilities), a maintenance agreement or homeowners association documentation for staff review, and payment of the preliminary plat fee. "I have included the outstanding items to be completed on page 5," Doug said. Commissioner Giles moved to approve the conditions; Commissioner Bridal seconded. Commissioner McClellan raised concerns about drainage effects on an adjacent property (Curtis Myers); staff said drainage would be reviewed. The motion passed.
Next steps: submit the required documentation and fees to planning staff and complete environmental and drainage reviews prior to final plat recording.
