Seward County Board of Equalization upholds or adjusts multiple property valuations

At its July 21 meeting the Seward County Board of Equalization issued rulings on multiple property tax protests, maintaining or reducing valuations after Assessor review; one protest was dismissed for an incomplete form.
The Seward County Board of Equalization met July 21, 2026, and issued decisions on several property tax protests.
Assessor Marilyn Hladky presented evidence and recommendations. The board accepted the Assessor’s recommendation for Protest No. 2026-18 (Royce Bluhm) leaving the valuation at $642,357 for the NE ½ NE ¼ of Section 16, Township 11 North, Range 2 East. Protest No. 2026-19 (Jennifer Rauscher) was heard in person and the board reduced the value to $291,954 after inspection and review. Protest No. 2026-20 for Michael and Rebecca Walters resulted in a reduction to $764,323 to equalize with comparable property.
Several earlier protests were finalized: the board reduced the valuation for Kach 526, LLC (Protest No. 2026-11) to $222,773 for Seward Hendrix Compound Subdivision Lot 3 and dismissed Protest No. 2026-12 (Kach 508, LLC) because the filed protest form was incomplete; the corrected parcel (800094794) was added to the county’s Change of Valuation Notices. The board also reviewed Protest No. 2026-2 (Jeff Culp) and made no change to the valuation of $85,173 for Lots 10 & 11, Block 3, Boyes and South Seward Addition.
The board’s actions were made by roll-call motions; motions cited the Assessor’s testimony and inspection findings. The Board of Equalization adjourned at 9:04 a.m.
