Commission OKs site plan for 60 rental townhomes at Village Station

The North Salt Lake Planning Commission approved a site plan for 60 three-story rental townhomes at Village Station (Lot 13, 445 South Orchard Drive) after a staff presentation on design, parking, and geotechnical work. Sherry, the city staff presenter, said the development includes two-car garages for each unit, plus 24 guest parking spaces, yielding roughly 2.5 parking spaces per unit. The total lot area is 2.572 acres with about 1.2 acres of landscaping.

Sherry told commissioners the site plan has been reviewed by engineering, South Davis Sewer, and South Davis Metro Fire and that geologic hazard work is complete or underway. She said, "They're actually starting on the mitigation work for any rockfall hazards," and that further geotechnical observations will be made when foundations are excavated to check for any active faults. Staff recommended approval with the same recordation/engineering red-line condition applied to the plat amendment: outstanding red lines must be corrected prior to recordation so permits can be issued on the correct lot.

Commissioner Capp moved to approve the site plan conditioned on correction of red lines and recordation of the subdivision amendment; Commissioner Holbrook seconded and the motion carried. The commission's approval was procedural and included conditions; specific building-permit issuance depends on satisfactory completion of the engineering corrections and final recordation.
