Sherry Pace summarized changes: the southern parcel’s unit count is reduced from 111 to 102 (reconfiguring some end buildings as two‑story units with main‑floor master bedrooms), and the applicant increased parking to 366 spaces (a parking ratio of approximately 3.6 spaces per unit). Pace explained that a recent state legislative change affected how tandem garages are counted for parking; 31 spaces in the project reflect that change.
Pace said the commercial parcel’s net commercial area is effectively the same as previously proposed because the new layout shares roads and parking with the residential portion; the developer added an amenity parking lot near pool and pickleball courts for guests. The planning commission had recommended approval after the developer agreed to keep the previously agreed decorative fence along Redwood Road instead of the solid wall it initially requested.
Council member [mover] made the motion to approve the amended general development plan; a second followed and the council voted in favor. Pace said, if council approves the amended plan tonight, the applicant will submit the preliminary plat to planning commission and then return with a final development agreement and rezone ordinance.
