The Planning Board reviewed a proposal by Beatty and Watson to add a squash court and associated space to an existing pool house on a 58-acre parcel owned by Falcon Property Trust. Jason Snyder told the board the existing pool house is approximately 3,400 square feet and the proposed addition exceeds 1,000 square feet, requiring board approval. The applicant reported septic testing and said the property currently contains three dwellings.
The board declared the project a minor, Type II action, approved referrals to Putnam County Planning and the Department of Health, and set a site inspection on August 16 (with the time adjusted in discussion). The board asked the applicant to provide septic test results and submit referral materials for county review before any required public hearing determination.
Snyder summarized the proposal: “This is a 58 acre parcel... they are proposing an addition to the existing pool house... they're proposing a 1,000, greater than 1,000 square foot addition,” and confirmed septic testing had been performed for the proposed expansion. The board approved local referrals to conservation and fire departments and scheduled a site visit to review on-site conditions.
