Board approves RG Architects subconsultant engagement for gatehouse redesign, plans funded at financing

Eric Long presented RG Architects, P.A.'s fee proposal to redesign two gatehouses and address monument elements across Pelican Sound. Long said the structures will receive a facelift rather than demolition; the main gate needs removal due to low clearance and had been struck 12 times this year. Design and permitting were estimated to take 12 to 18 months.
The board discussed zoning, elevation certificates and potential subcontracting through Bowman to expedite the work. Mr. Krebs said he might have original construction drawings and noted a new elevation certificate will be needed. The board authorized Bowman to retain RG as a subconsultant under standard Bowman terms and authorized the Chair to execute documents after review by District Counsel and the District Manager. The plan is for the CDD to purchase the construction improvements and book the $62,500 expenditure as an up-front deferred cost to be reimbursed when financing is issued for construction in 2026.
Mr. Long will lead the project and Mr. Blumenthal will serve as board liaison to provide monthly communications to neighborhoods. The board also approved Bowman Consulting Group's proposal for a Pelican Sound master signage program to replace monuments; neighborhood monument replacement costs are budgeted under Pelican Sound replacement reserves.
