Attorney Dante Alfieri presented an application to remove a rear backlot and adjust property lines for three existing single‑family lots at 135 Michelle Avenue (Blocks 4185, Lots 313233 and 20.12). Surveyor Jeff Bruce Heuser testified that the plan extends existing backyard lines toward an unimproved paper street (Steamboat Landing Road) and that the site abuts Cheesquake State Park.
Board planner Veena explained that several bulk variances would be triggered but described them as existing conditions with no new detriment to the public; she asked for a zoomed map showing a one‑foot sliver of land held by the neighboring Green Acres parcel to clarify monument placement. A resident, Eddie, said the new owner had cleaned up the backlot, making it "a nice area now." The board voted to grant the minor subdivision and variances, subject to standard conditions, in a recorded 9–0 vote.
