Board approves 2‑lot subdivision at 79 Park Avenue; attorney and surveyor say plans conform

The Old Bridge Township Planning Board voted to approve a minor subdivision application from Homes on Bak LLC to split a single existing lot at 79 Park Avenue into two conforming residential lots. Attorney Lawrence Sachs introduced the application and said it would not require variances; he acknowledged the board's planner and forester reports and asked the board to accept the proposal as conforming.

Surveyor Daniel Parker, accepted as an expert, testified that "what we're proposing is a ... existing single lot that's be divided into 2 lots, 2 conforming lots" and that both lots would meet the R‑7 zoning standards — each at 7,500 square feet with 75 feet of frontage and required setbacks. He said the applicant will submit pavement/driveway details, grading and soil plans and comply with tree‑removal and other professional recommendations. Counsel summarized that approval would be subject to standard conditions and compliance with board professionals' reports; the motion passed, recorded as a 9–0 vote.
