The Midvale Planning & Zoning Commission voted to approve a preliminary subdivision for a 16‑lot project at 743 W Bingham Junction Blvd (Jordan Heights Phase II) during its Oct. 22, 2025 meeting.
Staff recommended approval based on compliance with Midvale Municipal Code Chapter 16.02 and lot standards in MMC 17-7-10.12.10. Deputy City Attorney Daniel Van Beuge told commissioners the decision is administrative: the commission must approve plans that meet code and may deny only when code standards are unmet. The staff report noted the Development Review Committee had reviewed the proposal and identified required conditions, including adding the applicant and owner contact information to the preliminary plat and making any revisions requested by the Committee.
Commissioner Shane Liedtke said he had received several public comments expressing concern about a lack of additional parking within the subdivision. Applicant Daniel Herzog responded that some on‑site parking currently used by construction contractors would be returned to resident use once construction is complete and that he would consider nearby residents’ concerns. Commissioner Candace Tippetts moved to approve the preliminary subdivision with the findings and conditions in the staff report; Commissioner Dustin Snow seconded. The roll-call vote recorded Vice Chair Candice Erickson, Commissioners Tippetts, Snow, Liedtke and Kasparian voting yes. The motion passed and the approval includes the staff conditions listed in the report.
Next steps: the project will proceed to future plat amendments and individual condominium building plat submittals as the applicant moves toward unit sales.
