The Planning, Zoning and Historic Commission voted on July 22 to recommend that the Village Board approve the annexation and rezoning of approximately 74.55 acres (plus about 6.97 acres of right of way) located near Beverly Road and Route 72 to an M‑1 limited manufacturing district. Chair Brunner led the motions; the roll call recorded a majority in favor with two commissioners absent.
The applicant, Ryan Trottier, COO of The Ploti Companies, told the commission the filing is intended to carry over existing land‑use rights from an earlier annexation and to make the parcel marketable to industrial and large‑format users. "It's essentially a mere annexation," Trottier said, describing the request as a continuation of prior approvals and the preservation of long‑standing uses. Trottier said the company has spent more than a year on engineering and utility planning and is marketing the property to data‑center and industrial developers.
Commissioners and staff discussed the plat of subdivision needed to consolidate several county PINs and to make the parcels eligible for TIF considerations. Staff explained the current plat is a technical step rather than a final site plan; any future development would require separate site‑specific review. The commission recommended approval of both the rezoning (contingent on the subdivision) and the plat and forwarded those recommendations to the village board for final action.
