Code compliance staff told the board that 305 Julia Street (case CCB08102024305) had multiple unresolved items: expired permits for a stairwell repair, an upstairs change-of-use that lacked an updated certificate, and an outstanding business-tax-receipt issue stemming from a 2024 case. Staff recommended imposing fines of $75 per day per violation (capped at $25,000) commencing Feb. 13, 2026, if the property was not brought into compliance.
Corey Brown, the property owner’s attorney, said a permit renewal application had been filed and that the stair replacement was completed “yesterday,” asking the board for time to allow the city to inspect and process the paperwork. “We have been able to apply for a renewal of the permit that expired today,” Brown said, and he described efforts by contractors and his client to secure inspections. Staff cautioned that fines would be backdated to the date of noncompliance if delays were caused by the owner, and clarified the board will stop fines immediately once compliance is verified.
After questions from board members about inspection timing and the status of certificates of use, the board voted to accept staff’s recommendation. The respondents were ordered to contact the code inspector to verify compliance and were advised of their right to appeal within 30 days.
