Canal Street property found in violation for sign angle/site-plan mismatch; must comply by March 11

Staff presented a Canal Street case in the city's Mixed Use Central Business District where two signs were erected in the right-of-way and, although a permit application was submitted on Jan. 23, 2026 and a permit issued on Feb. 12, 2026, zoning review found the signs did not match the submitted site plan and were placed at roughly 100 degrees rather than the required maximum 45-degree angle. Staff said permit technicians do not inspect site conditions and that a hold had been placed on the permit while the discrepancy remained.
At the Feb. 25 follow-up inspection staff found neither the sign nor the permit had been corrected. Staff recommended Wolf Home Buyers LLC and/or associated entities be found in violation of LDR 604.12(g)(9)(b) and given until March 11, 2026, to come into compliance; the magistrate ordered compliance by that date and warned a $50-per-day fine for each section of code that remains in violation, with a $20,000 cap. Staff noted the permit package submitted with the application included a zoning stamp but that on-site conditions did not match the site plan image submitted to the permit technicians.
