The New Smyrna Beach Planning & Zoning Board unanimously approved a variance (V‑1‑262564) March 2 to allow a replacement screen room at 2564 Sunset Drive to match the existing house width and a south side setback of 5 feet 3 inches.
Staff explained the property is a narrow, 50‑foot‑wide platted lot with a house constructed in 1956 before modern setbacks. The plan department evaluated the five variance criteria in section 305.05 of the Land Development Regulations and concluded the request met the standards, noting that installing the proposed wall at the required setback would have located it in front of a large rear window and that replacement would deprive the owner of reasonable rights compared with neighboring bayfront properties.
Homeowner Melissa Crowley spoke in support, saying the update would align her house with neighbors and remove an eyesore. After brief questions from the board, a motion to approve passed on a 6‑0 roll call.
What happens next: the applicant may proceed with building permits subject to any standard plan review and building‑department requirements.
