Bridal Homes proposes low-density plan for 124-acre Wildwood site

Doug Nance, who identified himself as representing Bridal Homes, told the City of Wildwood’s Development Zoning Review Committee that his firm’s preliminary concept for the roughly 124-acre site is designed to be “low impact” and yield about 41 lots. “What is shown tonight is 41 total lots on the site,” Nance said, describing a mix of larger 3-acre lots and smaller 0.5-acre lots in different parts of the parcel.

Nance said the plan seeks to preserve the site’s natural features, including a creek corridor, and that the concept would preserve 75.7 acres — roughly 70.2% of the property. He told the committee the design avoids a second full connection through Brentmore Place to reduce disturbance, placing 3-acre lots along a stub street and locating smaller lots off Valley Road. “We’re trying to preserve it, and the only way to do that is to connect to that to Peppermill, Brentmore Place over there,” Nance said.

Planning staff cautioned the committee the concept is very preliminary and does not change zoning. Staff also noted that engineering and improvement plans would be required to size culverts and otherwise mitigate stream impacts if a connection through the creek area were proposed. The committee did not take any formal land-use action on the concept; the petitioner presented the plan for feedback.
