Hanover Engineering presented a revised feasibility for a major subdivision on Scholler Road that would change an original 30‑acre deed (in existence in 1982) from a three‑lot concept to four lots. The applicants proposed paired deed restrictions so lots 1 and 2 would be sold together and lots 3 and 4 sold together, an arrangement intended to preserve two 15‑acre areas and to avoid Act 319 rollback taxes.
Commission staff and members raised concerns that the proposed fourth lot could violate the township’s 10% rule because the 10‑acre lot would operate as the “free” lot while a 3‑acre lot would be counted toward the 10% calculation. Township Engineer Karl Scherzberg and the solicitor noted the need for compliance review with zoning; the commission suggested returning to the three‑lot feasibility plan or seeking a variance. Fritz Najarian moved to table the review pending a different plan or a variance; Larry Bachman seconded and the motion carried.
