Commission forwards floodplain development permit for Line Road properties to city council

Finance Director Laura Lee Patton told the commission the applicants for 520 and 532 Line Road requested a grading permit along with a pre-construction floodplain development permit that covers the full properties (Lots 5–7 and 9 of Block 2 in the McGriff Ad Subdivision).
Patton said the applicant submitted a pre-construction elevation certificate and that staff and the city engineer recommended approval of the floodplain development permit. She explained that if structures are later built, an as-built elevation certificate will be required before a certificate of occupancy. "This pre construction floodplain development permit would allow them to get a building permit," Patton said, adding that the applicants do not currently have immediate building plans but are preparing the site for future development.
A motion to approve the floodplain development permit and forward it to the city council with a recommendation of approval was made, seconded and approved by roll call. The commission's action forwards the matter to the city council for final consideration; staff will supply the pre-construction elevation certificate and any additional engineer review required for the council packet.
