Commission recommends approval of Seager Crossing minor plat with utility coordination condition

Box Elder staff recommended, and the planning commission voted to recommend council approval of a minor plat to split a 5.6-acre industrial parcel into 1.914- and 3.769-acre lots, subject to plat corrections and coordination with West River Electric Association.
Michelle Klavach, planner for the City of Box Elder, presented a minor plat for Seager Crossing, proposing to split an existing 5.6-acre general light industrial parcel into one 1.914-acre lot and one 3.769-acre lot.
Klavach said staff found the proposal consistent with the intended future land use and that both new lots meet required design criteria for the zoning district. She identified two required revisions to the plat: show a 20-foot permanent utility easement and correct the note for the interior 8-foot utility and minor drainage easement. Klavach also said the developer must coordinate electric service with West River Electric Association.
"We do recommend a motion to recommend the city council approve this minor plat with the following conditions," Klavach said. The commission voted to recommend approval; the chair called the roll and the motion passed.
The commission's recommendation forwards the item to the city council for final action. Staff will require the plat corrections and confirmation that West River Electric Association has been contacted before council consideration.
