The Box Elder Public Works and Planning & Zoning Committee moved Oct. 7 to recommend approval of a floodplain development permit for Lot R at 111 Rose Hill Drive. Planning staff said the applicant proposes to place an 18-by-25-foot garage on an existing concrete slab within the identified floodplain, and that the structure would be nonhabitable and accessed from the applicant’s residential lot to the south rather than from Rose Hill.
"This proposed garage will be erected on an existing slab of concrete within the, identified floodplain," the Planning Director explained, adding that "There will be no plumbing or electrical service installed in the building, reinforcing its use as a nonhabitable structure." Committee member moved to recommend approval and the motion was seconded and carried by voice vote.
Staff noted part of the rationale for rezoning the parcel is that there is no primary residential structure to tie the garage to if the zoning stayed residential. The permit and the associated rezoning recommendation will go to the full city council for final action.
