Eric Long presented RG Architects, P.A.'s fee proposal to redesign two gatehouses, describing the work as a façade 'facelift' rather than demolition and noting the main gate's low clearance has caused 12 hits this year. He said the firms involved are familiar with the community's design elements and that a new elevation certificate will likely be required.
The Board discussed project timing and financing: design and permitting are expected to take 12–18 months, construction is likely to begin in 2026, and the Board agreed to book $62,500 as an up-front deferred reimbursable cost to be invoiced to the CDD when financing is issued. On motion by Mr. Blumenthal and seconded by Mr. Mountford, the Board authorized Bowman to retain RG as a subconsultant under standard Bowman terms and authorized the Chair to execute documents after review by District Counsel and the District Manager.
Mr. Long said he will lead the project coordination with neighborhoods while Mr. Blumenthal will serve as the Board liaison for communications and monthly updates. Staff will confirm procurement and subconsultant agreement terms and report back to the Board prior to executing contracts.
