Council approves first reading to rezone Sunnydale lot from residential to light industrial

The Box Elder City Council voted unanimously on Oct. 7, 2025, to approve on first reading Ordinance 771, which would change the zoning of Lot 1 of Sunnydale Estates (647 Line Road) from Residential 4 to General Light Industrial. Planning and Zoning Director (speaker 6) told the council the parcel is roughly one acre at the corner of Mine Road and Spruce and that similar industrial zoning exists across Mine Road and on the city property to the west.
"The applicant has requested to rezone this 1 acre parcel from residential 4 to General Light Industrial," the Planning and Zoning director said, and the council closed the public hearing after hearing no testimony. Council member Davis moved to approve Ordinance 771 on its first reading; the motion was seconded and carried by roll call vote. The approval advances the ordinance to a subsequent reading where it may be adopted following required procedures.
The ordinance was presented as a 1st reading only; council took no final adoption action at the meeting. The record indicates no public speakers and no written comments were submitted for this item.
