The Midvale City Planning and Zoning Commission approved a Conditional Use Permit on April 22 for a 12‑unit medium/high density townhome development at 7689 S Center Square in the Transit‑Oriented Development (TOD) zone. Commissioner Robyn Anderson moved to approve the CUP with findings in the staff report; Vice Chair Shane Liedtke seconded and the Commission voted 5‑0 to approve.
Staff reported the application met all applicable elements of MMC 17‑7‑8.11(A) including compatibility of scale and design, adequate utilities and emergency access (reviewed by Unified Fire Authority), and compliance with parking requirements. The staff packet records the resident parking requirement as 1.75 stalls per unit (21 stalls total for 12 units); the project provides 24 resident garage spaces. Guest parking requirement is 1 stall per four units (3 stalls); the project provides 7 guest stalls.
Applicant Darren Nate told the Commission the project was intended to provide opportunities for individual ownership rather than short‑term rentals, and emphasized that parking counts were exceeded to reduce neighborhood impacts. No members of the public spoke on the item during the public hearing.
