The Midvale Planning & Zoning Commission voted unanimously to recommend City Council approve a rezone of a roughly 7.30‑acre parcel at 7036 S. High Tech Drive from Regional Commercial to Clean Industrial.
Staff presented the request and tied it to the Midvale General Plan East Gateway Opportunity Area, which identifies the parcel as an underutilized property suited for redevelopment. The staff report described an existing mostly vacant commercial building of approximately 114,000 square feet and a large parking area; staff concluded the request satisfies MMC 17‑3‑1(E) criteria because the rezone would promote redevelopment consistent with the General Plan.
Brent Vincent, representing Vincent Design Group, said the change "would provide greater flexibility and additional opportunities for future development of the property." Planner Jonathan Anderson explained that the Regional Commercial zone is aimed at retail and service uses, while the Clean Industrial zone permits a broader range of industrial uses, including outdoor storage and warehouse operations.
In written correspondence included in Attachment A, Planner Jonathan Anderson also confirmed that the parcel is the former Costco building and wrote that "residential is not proposed as part of the rezone," describing the concept as building new commercial structures and/or reusing portions of the existing structure. The Commission closed the public hearing and voted to recommend approval to City Council by a 3‑0 roll call (Edwards, Liedtke, Erickson).
