The Board voted unanimously to approve PZB 25-01400018, a Major Site Plan and Conditional Use Permit for a two-story, 12-unit multifamily residential building at 901 South H Street in the TOD-E zoning district. Applicant and architect Abhi Kathan described the project as affordable housing for Lake Worth Beach. Staff identified minor site plan modifications to correct parking tabulations, wall height at the setback, south side setback, and the F.A.R. calculation; the applicant agreed to those Conditions of Approval.
The applicant explained parking would be provided as a combination of 20 off-street spaces plus street parking and bike racks for a stated total of 27 spaces. Board member Greg Richter moved to approve the application with staff-recommended conditions, Mark Humm seconded, and the motion passed unanimously.
