Hogansville council tables Jones Crossing Phase 3, asks developer for enhanced amenity options

Mayor Jake Ayers called the Hogansville work session to order at 6:06 p.m. on Dec. 15, 2025. The council considered the preliminary plat for Jones Crossing Phase 3 and asked the developer to submit updated proposals before approving the plat.
A developer representative presented a plan that included a mail kiosk and two pocket parks: a larger park described at about 14,000–20,000 square feet behind lot 95 and a smaller roughly 10,000 square foot park behind lots 41–43. The developer said the project had lost approximately 50 lots because of stream crossings and rising development costs, which reduced the budget and available space for amenities.
Council members relayed feedback from residents in Jones Crossing Phases 1 and 2, who said the subdivision’s single playground is heavily used and requested amenities for older children, dog parks, pavilions and grills. Council also noted significant communication problems with the Phase 1 homeowners association and said the developer committed to investigate those complaints.
To give the developer time to rework plans, the council asked for two distinct proposals: Option A showing the best amenities possible within the current layout, and Option B showing what could be achieved if lot 95 were removed to create a larger common area and what city assistance would be needed. The council agreed to table preliminary plat approval until a future meeting in January 2026. The work session adjourned at 6:59 p.m.
