The Historic and Architectural Review Commission on June 24 approved a certificate of appropriateness for a major remodel at 205 9th Street that adds 448 square feet, a covered patio to the rear, a 160-square-foot storage shed and a double gate to the rear fence. Planning staff recommended approval after concluding the proposal meets setback, lot-coverage and design-compatibility standards in chapters 17 and 18 of the Jacksonville Unified Development Code.
“For the record, Kimberly Clark with the planning department,” Clark told the commission and summarized the project, noting the parcel (8,276 square feet) is adjacent to the Henry Kloppel House (Depot Number 304) and that the prior two-story craftsman was destroyed by fire in 2024. Clark said staff found the addition matches the existing structure in design and materials and that any potential shadowing would fall on the subject property, satisfying solar and drainage standards. Staff recommended approval subject to eight standard conditions addressing color changes, exterior lighting and mechanical equipment.
Applicant agent Jeff Mayfield described the work as modest and functional, saying the owners sought an additional bedroom and study and clarified the proposed double gate is intended "for yard maintenance" rather than vehicle access. A motion to adopt the staff findings and conditions carried by voice vote; the commission closed the public hearing and approved file 2026-070. The approval is subject to the conditions listed in the staff report dated 06/15/2026.
