John Patrick of OPS Studio walked the board through drone imagery, renderings and the proposed three-volume residence, describing design choices intended to embed the house into the landscape with low-reflective glazing and natural wood finishes. He described three main volumes (a 62-foot gathering volume, a 41-foot primary volume and a 46-foot guest volume) separated by gaps to reduce visual massing.
Board members pressed the applicant on tree removal for a proposed pool and asked the team to revise the site and landscape plans to preserve the treeline visible from Route 28. The chair proposed a 20-foot ‘‘no-touch’’ buffer in a steep section to preserve undergrowth and soften the view; the architect agreed to adjust pool location and submit updated materials and LRV/specification data for cladding and glazing.
