Commission conditionally approves minor subdivision on Coteau Road; drainage servitude and pollution control signoff required

Alisa Champine described a minor subdivision for property owned by Eric Paul Prestonback that splits a larger tract fronting Coteau Road into two lots (tracks 1A and 1B). She said the drainage study was completed and utility letters had been submitted. Staff recommended approval on the condition that the drainage servitude along Saint Louis Bayou be depicted on the plat and that an approval letter from pollution control be submitted.

Commissioners questioned fire protection logistics for back lots, noting a long service run from the nearest hydrant. One commissioner observed the distance from the frontage to the rear of the tract could be "about, almost 700 feet" and, depending on house siting, "now you're at 800 feet." Staff replied that current subdivision regulation requires residential lots be within 250 feet of a hydrant and that the lots as drawn meet that standard; the fire protection bureau and building permit review will determine whether additional hydrants or other conditions are necessary. The commission voted to approve the subdivision conditioned on depicting the drainage servitude and providing the pollution control letter.
