The board previewed another rezoning that had previously been denied by the Planning Commission. Staff said the applicant revised the site plan, reduced the rezoned acreage, and substantially lowered unit counts.
Thomas Trawick (S2) described an updated request to rezone approximately 4.03 acres to RTH and 10.31 acres to RZL, producing a 63‑unit plan comprised of townhomes and detached single‑family lots with about 10% open space. The applicant requests variances similar to other cases (private streets and a hammerhead turnaround in lieu of a cul‑de‑sac) and asked for relief from a required buffer between new RTH and adjacent RZL areas. Proposed conditions included covenants, HOA maintenance, limits on rental units (no more than 10% leased), and an offer to provide $100,000 to a nearby lake owners association to address siltation concerns.
Commissioners voiced mixed reactions: several praised the lower density compared with prior submittals but some said they would prefer a larger minimum lot zoning (for example, R‑15 along the boundary) to better match existing neighborhoods. Additional engineering and stormwater protections were discussed as prerequisites for board consideration at the public hearing. The hearing will be held in the regular agenda and the board will take public comment before acting.
