The application seeks to rezone to RM‑10 to permit townhome development and requests two variances: to allow private streets/gated entrance and to reduce the western buffer from 30 feet to 10 feet adjacent to a mobile‑home park. Staff listed proposed conditions including a minimum unit floor area (1,440 sq ft), 2.25 acres of open space, an amenity clubhouse and pool, underground utilities, HOA maintenance of landscaping, and compliance with stormwater and school impact fee requirements. The application packet included a letter indicating the applicant had discussed a possible $500 per lot donation with the school district.
Commissioners asked whether interparcel connectivity could justify a reduced buffer; staff said a vehicular or pedestrian connection to the adjacent parcel could allow a 10‑foot buffer but the physical constraints on the narrow lot make that solution awkward. No vote was taken; a public hearing will be held and the board will take action afterwards.
