Board approves RG Architects subconsultant retention for gatehouse redesigns; $62,500 to be booked as deferred cost

Eric Long presented a fee proposal from RG Architects, P.A. to redesign two gatehouses (and provide a facelift to River Club, Racquet Center and Golf Club elements). Mr. Long said the main gate has been struck 12 times this year and the gatehouses need updated designs, new elevation certificates and coordination with permitting; design and permitting are anticipated to take 12 to 18 months.
The board discussed procurement and bookkeeping: Mr. Long proposed booking a $62,500 cost as a reimbursable up-front deferred cost and invoicing the CDD when financing is issued and construction begins (planned for 2026). The project was characterized as below the Consultant’s Competitive Negotiations Act threshold and the board authorized Bowman to retain RG as a subconsultant under Bowman terms, with the Chair authorized to execute documents after counsel and manager review. Mr. Blumenthal will serve as board liaison and Mr. Long will lead neighborhood coordination; Mr. Krebs will confirm whether original construction drawings exist and will obtain an updated elevation certificate as needed.
The board also approved Bowman Consulting Group's proposal for landscape architecture services to replace Pelican Sound monuments; neighborhood monument replacements will be charged to Pelican Sound replacement reserves.
