The Planning & Zoning Board voted to recommend approval of a special exception allowing Park Avenue Motors to expand operations at 1313 North Dixie Freeway.
City planning staff described the proposal as including a new 3,900‑square‑foot building, expansion of an existing 813‑square‑foot building to 1,747 square feet, and removal of a 1,874‑square‑foot portion of another structure, for a resulting total of about 8,804 square feet (a 50.6% increase). Staff said the site plan would add landscaping, paving and bring the parcel closer to current standards; staff recommended forwarding a recommendation of approval to the city commission.
Chris Casey, the engineer of record for the applicant, told the board he was available to answer questions and that the owners expected to work with the city on exterior details. "It definitely cleans up the appearance of it," a member observed after staff presentation; Casey said applicants generally intend to cooperate with the city on design issues.
Board members also used the discussion to press for a broader conversation on commercial design guidance on US‑1 and similar corridors and suggested a workshop to develop consistent expectations for future projects. The board voted 5‑0 to recommend the special exception to the city commission.
