The presenter outlined the design direction for a town‑center overlay meant to concentrate commercial and multifamily growth in a compact, walkable setting while preserving adjacent residential areas. He proposed a mix of shared parking, structured parking where feasible, green corridors and rooftop amenities, and noted the overlay covers about 21.9 acres of town‑center land and 12 acres of professional overlay as potential intensification zones.
Members discussed tradeoffs between parking, walkability and green space. One member supported underground or structured parking to reduce surface lot expanses and increase green space. The presenter said design guidelines should help steer developers toward compatible designs and stressed that any redevelopment would still require an application and board review. "If somebody wants to redevelop that site... the purpose of this is to guide your review," he said.
