Planning commission flags parking, queuing and pool at proposed Apple Montessori site

Peggy Driscoll, representing the planning commission, summarized a sketch plan and conditional-use proposal for Apple Montessori to retrofit the former Rite Aid in Goodnoed Corner Shopping Center as a C-10 childcare facility. "The applicant plans to remove what is currently the pharmacy drive through aisle for an outdoor play area... the facility would be open from 7AM until 06:30PM with staggered arrivals and pickup of the proposed 154 children," Driscoll reported, and the commission asked the applicant to submit formal responses to consultant reviews and traffic studies.
Commission members expressed concerns about loss of parking and morning/afternoon queuing that could back up into adjacent streets and conflict with restaurant deliveries; they also noted that the pool would be used for instruction only and stated a pool is not permitted in the PC district as currently zoned. The commission will not forward a recommendation until outstanding review-letter responses and traffic analyses are submitted.
