Commission recommends approval of floodplain development permit for Sunnydale Estates lot

Planning staff explained a complex lot in Sunnydale Estates that is largely in the floodplain and includes an existing dwelling under 400 square feet. The applicant seeks to build a new primary residence and convert the smaller existing dwelling into an accessory dwelling unit; staff noted a pre-construction elevation certificate showing the new structure will be more than one foot above base flood elevation and recommended approval of the floodplain development permit.
A commission member moved to forward the floodplain development permit (Flood26-01-28-0004323) to City Council with a recommendation of approval. The motion was seconded and approved on roll call. Staff said the applicant will need to submit an as-built elevation certificate prior to certificate of occupancy to confirm the finished lowest floor is at least one foot above base flood elevation.
