Council approves first readings and minor plat to split Freedom Estates lot into 58A and 58B

Planning director Marlee Patton (S6) said developers propose splitting one existing lot into Lots 58A and 58B in Freedom Estates Subdivision and rezoning the parcels so the western lot (58A) matches adjacent General Light Industrial zoning and the eastern lot (58B) matches the Planned Development residential zoning to the west. Patton explained the slashed (drainage easement) area on the map and said the western lot would likely be absorbed into the industrial parcel to the west after the split.
Council approved both ordinances on first reading and approved the minor plat. The approval included two conditions: development shall not occur on Lot 58A unless the lot is combined with an adjacent parcel to meet minimum frontage requirements or a variance is granted by the board of adjustment, and the applicant must correct the plat document to meet city requirements.
Patton noted the public hearings earlier in the meeting showed no in-person, online or email opposition to these rezones.
