Council members discussed zoning language and regulatory distinctions for Manufactured Homes (HUD-approved units built on a chassis) and Modular Homes (constructed to local and state building codes). Clerk Barbara Polson said Nortonville's code follows the International Building Code 2015 (IBC-2015) for modular homes and that she will review zoning options for how to treat each housing type in the zoning map and regulations.
Council did not adopt any ordinance changes at the April 9 meeting but agreed staff should return with options for regulating HUD "manufactured homes" versus modular homes constructed to IBC-2015 standards. The discussion was recorded as part of the zoning map agenda item and will return for further consideration.
