Planner Zollinger presented updates to the Clark Ranch submittal, telling the commission that the Alexander Company “reduced density from 201 units originally proposed to 164 units” and incorporated a 25-foot setback and reduced building heights.
Chris Day of the Alexander Company and architect Jared Moe outlined the revised site plan, which shows 10 multi‑family buildings, variable roof heights (most designs stay within a 35‑foot above natural grade target), and parking that relies on four buildings sharing two mutual subterranean parking structures. Moe said the presentation “satisfies the requirements as outlined in the MPD section 15 6 5 f for building height allowances,” while noting some final grading and detailed design work remains.
Commissioners pressed for additional visuals to compare massing and rooflines to the adjacent Park City Heights development. The commission generally praised reductions in cut-and-fill and massing and signaled comfort with a maximum height around 35 feet while asking the applicant to return with elevation perspectives showing limited roof articulation and an option up to 38 feet on a small subset of buildings for review. Chair Van Dine said the commission wants visuals “not that we have to go that way, but I think that would be helpful.”
Staff noted remaining submittal items the applicant must provide — an updated wildlife report and evidence of compliance with the sensitive land overlay — and requested direction on three specific questions; commissioners directed the applicant to prepare full planning application materials and return with the requested exhibits and details.
