The Planning Commission approved a plat amendment to adjust the rear lot line for Lot 67 (10 Claim Jumper Court) by roughly 10 feet to the north, creating a buildable lot of about 10,500 square feet and reducing an adjacent lot to approximately 8,000 square feet.
Staff said the proposal corrects an existing nonconforming structure that currently encroaches across the rear lot line and preserves recorded conditions from a 1977 agreement that limit the moved area to landscaping, fencing and private recreation facilities. The applicant intends to demolish the existing dwelling and construct a new single-family residence on the resized lot. Commissioner Tilson moved to approve the amendment and Commissioner Shand seconded; the motion passed on voice vote.
