Members approved a lot-line adjustment in the Barnett Subdivision that will let a property owner build a detached garage behind the primary house at 408 East Main Street.
The Clerk, speaking as staff, described the application and the zoning constraint that prompted it: "The applicant was wanting to put a detached garage on his ... he has 2 lots, and he wanted to put it on the back lot, but our code would not allow that," the Clerk said. The Chair added, "Our code requires that you cannot have an accessory building be the primary structure on a single parcel," explaining why the applicant sought to move the lot line.
According to staff, the change would reconfigure Lots 6 and 7 into Lots 6A and 7A; the shift was described as minimal ("less than 10 feet, I think," according to the Clerk). No garage plans had been submitted; staff said a building would still need to meet code requirements before construction.
A committee member moved to approve the replat; the motion was seconded and, after a voice vote, the Chair declared the motion carried. The applicant was not present for the presentation or vote. The meeting record shows the replat motion approved and staff will process the subsequent building-permit steps per normal code review procedures.
