Planning commission frames conditions and approves sending them to supervisors

With concerns unresolved over woodland disturbance, emergency access and the scope of traffic analysis, the planning commission coalesced on a list of conditions to recommend to the board of supervisors. Commissioners asked that any supervisor approval require either a lower disturbed area or an acceptably enforceable replacement-planting plan, documented rights to a second access, expanded traffic scoping to include nearby projects, confirmation of stormwater-easement consent for preserved parcels, and that recreation requirements be satisfied on-site or by a fee-in-lieu acceptable to the township.
The applicant moved the motion that the list be imposed as conditions if the board grants conditional use and another member seconded; the commission conducted a roll call and recorded affirmative votes sufficient to carry the motion. The commission did not itself approve conditional use but will forward its recommended conditions to the board of supervisors for final action.
