Applicant says new storage building will improve truck circulation and stormwater controls at Honey Brook lumberyard

At the Honey Brook Township Zoning Hearing Board meeting, the project's engineer described how the proposed storage building and site layout would improve safety and operations at the Brandywine Building Supply site at 1063 Compass Road.
"The new plan actually accomplishes that," Heath Montgomery said when asked how delivery traffic would be separated from customer traffic. Montgomery described turning movements, a throat at the driveway to keep trucks away from customer areas, and a circulation scheme designed to eliminate backing maneuvers for deliveries. He also said a traffic study and scoping with PennDOT were completed and that the traffic work raised no major issues from PennDOT.
On stormwater, Montgomery told the board the team "ran calculations to size" the controls to meet the ordinance, and that compacted/gravel surfacing for the new building area had been treated as pavement in the modeling. The board conditioned approval on moving as much outdoor storage indoors as practical and on the applicant obtaining any required land-development permits, screening, and other ordinance-mandated measures before construction.
The board recorded its decision and directed staff to prepare a written ruling within 45 days while allowing a 30-day appeal window.
