Planning commission approves two variances, denies three for Brand Road project

The Planning & Zoning Commission heard and voted on five separate variance applications for the Brand Road parcel (cases V26-003 through V26-007). A motion to deny V26-003 (landscape buffer reduction along Brand Road) prevailed; on the record the chair said, “I don't think they proved hardship, so my motion would be to deny it.” The transcript indicates that denial carried on a 3–2 split.
The commission also denied V26-004 (Oak Grove Road landscape buffer reduction) and denied V26-006 (removal of the 25-foot non-impervious setback beyond the 50-foot stream buffer) after an initial approval motion failed and was replaced by a denial. The commission approved V26-005 (encroachment into the 50-foot undisturbed stream buffer) and V26-007 (reduction of parking stall length from 19 feet to 18 feet). Several members and staff noted procedural confusion during hand-counts and voice votes; staff clarified that each case would proceed individually and recorded outcomes for the record.
Those cases will return to the Loganville City Council for a second public hearing on Aug. 10 and a council vote on Aug. 13.
