Early public feedback favors demolition, City to refine options for 6400 State Line Road

Consultant Jacob Littrell told the Council that two informational meetings about the recently acquired 6400 State Line Road drew about 150 participants across morning and evening sessions and that live polling in both sessions showed roughly 72–75% of participants favored demolition and conversion to green space. Littrell said the sessions were intended as early outreach, not a binding vote, and recommended more outreach over the summer and reconvening in the fall with more refined concepts.
Littrell said architectural and cost analysis show substantial deferred maintenance and code issues: roughly $3 million for deferred maintenance in baseline scenarios, and up to $9 million for a full renovation to meet accessibility and code requirements. Mayor Andy Weed and staff flagged financial constraints and the need to avoid options that would materially increase property taxes; staff noted existing temporary financing through March 2028 and lease obligations through February 2027. Littrell urged additional due diligence, including demolition bidding and cell-tower lease analysis, to refine cost estimates and options.
