Board recommends Madison Terrace replat for commission approval

The Planning and Zoning Board on Oct. 2 recommended that the city commission approve a replat for the Madison Terrace project along South Dixie Highway.
Scott Rodriguez, planning and zoning staff, told the board the replat consolidates several parcels into two to satisfy a condition of City Commission Ordinance 23‑16, which approved a mixed‑use planned development last year. "Staff is recommending that the planning zoning board move this item forward for recommendation by the city commission for approval," Rodriguez said.
Board discussion focused on scope: members clarified the action before them was the plat adjustment only, not changes to building footprints or relocation of a small house on the site. The vice chair moved to forward the project with staff conditions; the motion was seconded and approved by the board. A member later noted on the record that another member had stepped out and abstained from that vote.
The recommendation will be transmitted to the city commission; staff indicated the commission will likely consider the item early next year. No public speakers directly addressed this replat at the meeting.
