Commission approves Joy Road subdivision despite sewer distance; applicant says drive access is separated

The Central Planning Commission voted to approve case S2612, a preliminary and final plat to subdivide a 4.623-acre RA-zoned tract on Joy Road into four lots.
Chair opened the case and staff reported the request is consistent with the future land use designation of rural agricultural. Jeff Diamond of Professional Land Surveyors of Louisiana, the applicant, told commissioners he was "just here to answer questions" and described the application as "a pretty straightforward, [one] almost 5-acre tract into four, just over 1-acre tracts."
Commissioners asked technical questions about sewer availability and driveway access. Staff said public sewer is not within 500 feet of the site. Commissioner Bijan asked whether the subdivision would have two driveways; Diamond said there would be two 20-foot drives centered in 30-foot servitudes, and the drives "would not touch," leaving roughly 10 feet between them.
Bijan moved to approve the plat and the motion was seconded. A roll-call vote recorded the commissioners present as approving the request and the commission adopted the plat.
The applicant did not report immediate plans for utilities beyond the staff comments; staff will document the approval for record and permit processing.
