Board approves conditional use for Park Forest Village monopole after staff says parcel not in floodplain

The community planner briefed the board on an application to exempt development at the northwest corner of Blue Course Drive from alluvial-soil (floodplain) requirements and to permit a monopole wireless tower outside the right of way. The planner said staff found a May 2009 FEMA letter of map revision indicating no floodplain intersects the parcel and recommended approval with a condition that the applicant note the LOMAR on any complete land-development plan.
Applicant representative Mike Bienick of LCC Telecom Services was present to answer questions. The board closed the public hearing, moved and seconded as written, and approved the conditional-use application by roll call. The motion included the staff condition referencing the FEMA LOMAR.
